Even a small apartment or home fire can be a major loss. Pictured here is a small apartment fire that was put out before any major structural damages occured. However, the smoke had gotten into everything in the unit. The smell of smoke was very strong, and the grey ashes covered every surface. Although not burnt, most of the belongings were damaged.

The fire was extinguished with an extinguisher, no water was used. Most fires are put out with an extreme amount of water, the damages from the water alone is extensive. Fire, smoke and water damage is not what most people want to think about until it happens. If you rent, strongly consider renter’s insurance.

Before painting surfaces that are stained from nicotine smoke, some prep work is highly recommended. To paint over surfaces without the proper preparation, will likely cause the nicotine to bleed through the final paint, AND the smell will remain. If you are going to paint, spend the time now to prepare the surface correctly.

First, clean up the surfaces with TSP or equivalent cleaner. Follow the instructions, usually wipe surfaces then rinse. Were trying to get a lot of the surface stuff off here. Start getting ready for the next step while allowing surfaces to dry. Let’s prime!

Priming the walls and ceilings correctly will do two important things. First, the primer will block the nicotine from rising to the surface. In the picture above, those squares where pictures once hung will still be seen. Blocking the nicotine allows for a clean, uniform, final surface paint. Second, a good primer will seal in the smell. There is nothing worse than a smoke smelling room. (It reminds me of a cheap hotel.) Which primer do I use? Good question!

I would recommend using a product called Kilz. It is available at Home Depot, Lowe’s, and most paint stores. It is available in both oil and water base. Masterchem Industries, the maker of Kilz, has an excellent home page that will help answer a lot of questions.

After the Kilz has dried, you are ready to paint. Good luck with your project!

Moisture was detected on the interior walls to this home, the damaged areas needed to be removed. The exterior had to be corrected to repel water properly. This is a video of us water testing for leaks in the wall. Failure to find and correct the problem would result in mold and mildew in the future.

It happens every year. I get caught up in doing a lot of projects around the house, I start to think that everything is going well. That bedroom got painted, built some storage in the garage, fixed the weedwacker. The list of things that we did do could be endless, but now we are coming into the rainy season.

I didn’t clean my gutters yet. The boat is not covered or winterized. I meant to seal the deck before the first heavy rain. Yeah, I have a list. Sometimes the spring and summer lists seem more fun! Fresh paint, new kitchen, stone entry floors – you know, stuff that we can enjoy.

Tromler Construction was contacted to rehab a laundry room at an apartment complex in Roseville, Ca. The laundry room was in need of an update. Wall repairs, lighting changes, new countertops, baseboards, paint, and flooring. This is how the laundry room rehab looked before the work got started.

After a few days of intensive work, we were able to re-open the laundry room after all rehab was completed. Here are some finished pictures.
