We have been given the opportunity to do some property improvements at several Apartment communities in the Sacramento area this year. We specialize in water damage and dry rot problem, and that is exactly what we have been doing. It’s not exactly a glamorous job but it is what we have been doing as a general contractor for many years now.
Most of the calls that we get are out of necessity. Repairs are needed before painting, moisture intrusion problem, or safety concerns top the list of reasons why property owners and managers call Tromler Construction. But you don’t have to wait until things are a necessity. We have looked at several communities to find potential problem areas. If we can help determine what can be changed now to prevent future dry rot or water damage, we can help with that too.

It’s hard sometimes to find the right general contractor for construction in an apartment community. The work is a little different working around a number of residents, hundreds of cars, multiple schedules; much different than working for a homeowner in a residential community. People are curious to see what is being done, they like to watch and ask questions.
There are many issues with working within the apartments. Safety is high on that list. It’s not unusual for people to walk up, cross barricades, signs, and caution tape just to see what you are doing. their intension is not to get hurt but they are in an unsafe work zone. Constant observation of the surrounding work space is necessary.
People are coming and going at all times of the day. Where you park, what is on the ground, and being available to move out of the way is another burden that the general contractor must face on a daily basis.
Also, scheduling with the office, notifying the residents in advance, planning the work crew to best serve the management of the community is vitally inportant. If it is not an emergency situation, the contractor can not just drop by and start a project.
The list can go on and on. Some general contractor are willing to do this sort of work. Working under pressure to complete in a timely fashion. Planning out the job to produce the least amount of disruption to the management and residents of the apartment complex. And be grateful for the work.
As a General Contractor, I am called to look at all sorts of repairs and improvements to properties. Dry Rot and Water Damage Repair is my job of choice, not because it is glamorous and sexy, but rather because its messy and disgusting. High on the list of messy and disgusting repairs usually involves the drainage pipes. If one of these cracks, you have a situation. Anything that you wash, rinse, soak, flush, or dispose down a drain flows through the drain pipes. Obviously, you don’t want this kind of leak for very long. But why do pipes crack?
Drainage Pipes installed in the last several decades have been primarily ABS pipe. This black plastic pipe is used in most residential construction today.
Drainage pipes break or leak for a number of reason. Here are a few…
1. Nail and screw holes. I’ve see several cases where people have used a long nail to hang a picture and the nail hit and punctured the drain pipe.
2. Pipes that have been hit with great force. Know anyone who drove to far into the garage and hit the wall? In many homes, that wall is the laundry room with drain pipes within the wall.
3. Poor installation. The pipes were not glued correctly when originally installed. Sometimes the pipes were never glued at all!
4. Drainage Pipes that are bent to fit. These plastic pipes have some flexiblity. Pipes that maintain constant pressure will eventually crack under the stress.
5. Manufacturers defects. There has been cases were manufacturers have produced defective pipes and or glue. If you have several areas on your property with breakage and cracking, you may want to check into this possibility.
These are just 5 examples of how drainage pipes can leak or crack. The important thing is to identify that you have a leak and get it corrected as soon as possible.
There is truth in what I have to say here. Gutters do not last forever, but you can extend its life by doing some things during the year.
Nobody seems to notice when the gutters on our homes are functioning correctly. During the heavy storms, tons of water comes racing down the roof and into the metal gutters and flows smoothly downstream into the downspout and away from the home. It’s a perfect system of water collection and placement. Over time, debris gets into the system. Leaves, sticks, dirt, maybe even a tennis ball, can all start to accumulate and ruin the perfect gutter / downspout physics. You can’t see it from the ground but a bunch of stuff can get into the mix. Once things stop working as it should, we have a problem. How can we prevent this from happening?
Five important things that the property owner can do to maintain a properly working gutter system.
- Check your gutters and downspouts regularly. Do this at least twice annually. Look to see if anything is building up in the gutters and the downspouts are clear. Check for signs of rusting of the metal.
- Clean the gutters at least once a year. Get a gutter scooper to clear out the leaves and dirt. If possible, wash out thoroughly. This will also verify a clear downspout.
- Repair any rusted or damaged areas. This will eliminate any leaks and restriction in the flow of water.
- Clear away overhanging trees limbs. Low hanging branches can crush and bend the gutters. Trees limbs overhanging the roof will also add the the amount of leaves stuck in the gutters.
- If necessary, replace the gutters. Gutters that do not function correctly will allow a lot of water to flow in places that can easily lead to much greater problems.
Doing these things may seem a little excessive, but it will benefit the property owner in the long run. It will add to the life of the gutters, eliminate problems during the rainy season, and keep the water flowing where it needs to go.
We had the opportunity to replace two wood decks in an apartment complex in Sacramento, Ca today. This is not the easiest task to do in a day. Freezing cold weather in the morning, digging through lumber outside in the dark, in beautiful Placerville, Ca. Setting in the morning commute traffic was next, fighting our way into Sacramento to get to the job site. Then we got to the apartment complex to work on the second story decks.
After clearing the decks demolition could begin. The condition of the wood was poor. Dry Rot and moisture damage made the removal of the structure pretty easy. In a matter of hours the first deck was done. The second deck was slightly larger, it too was rotten and easy to demolish. By 5:00 the second deck was completed and the apartment community was clear of all construction debris.
When we first bid on this project, we were not the low bidder. When asked if we would consider doing two deck to get a better price, the numbers made sense – if we could get it done in a day. So by working with the management company, this become a win-win situation. The apartment community got a lower price per unit, and saved money!

Tearing things apart at the beginning of a project kind of clears the slate for the home improvement project that is about to start. I like this part. Ripping into walls, floors and demolishing the outdated stuff has it’s own satisfaction within itself. This is usually the case. Some projects are just not fun to start. We are starting such a project, glued down hardwood floors. The idea of chiveling out wood for days is tidious work. The plywood subfloor can lose chunks, making for an uneven surface.
But it has to be done to get the new flooring in. Like many home improvement projects, if you want the results, you have to put in the effort. Even the scraping of glued wood on wood is worth the effort. So I will take the steps necessary for the home project to progress, however begrudgingly. Hour by hour until it is completed.
In the end, I will look back and say “I’m glad we decided to do this” and probably not even remember how difficult it seems right now.

I recently had the previldge of attending a Vendor Trade Show here in Sacramento, Ca. The event was the 17th Annual FPI Management’s Managers Meeting and Vendor Trade Show located at The Hyatt in Sacramento, Ca. Included in the show were contractors, General Contractors, service companies, apartment rental publications, and others companies that provide services to the apartment rental community. Tromler Construction was fortunate to have a video camera at the show and did some recording that day.

The fence is in desparate need of repair, adding an addition to your home, or building that dream house in the foothills. The need for a qualified contractor can come in many different forms. Property owners have used many different sources to find a qualified contractor in the past, some of those sources have gotten a little thin today.
How can I find a qualified contractor to do repairs or improvements? That may be the more pressing issue facing home owners today. It seems that the economy has removed many of the contractors and supply houses; I have to check my phone contact list regularly to make sure businesses are still around. The good news is that many of us are still here. Now how do you find us.
There hasn’t been a flood of construction going on, a referral from three years ago may not be so fresh today. Construction advertising has been light, ask anybody selling advertising space. How about the internet? Many contractors are turning to the internet to market there business, it’s low or no cost to do and it puts your name out there for property owners to find.
There are countless sites where you can search for businesses; there are even companies that will search at no cost to you. These companies charge the contractor for finding the homeowner “lead”. There are other sources to find businesses in your area. Here are just a small sample, most are very well established. Here are some examples.
Go to Google and do a search. Type in the type of contractor and your city. If I search “general contractors in Placerville” here is what the results look like.
You can do the same with Yahoo, Bing, Yelp, and many others. Give it a try! See a lot of the same names in all the searches? Start there. Can I trust these people? Isn’t the internet full of con-artists and thieves? That may be a little extreme! What you are trying to do is find a contractor, than follow the same steps that you would to qualify a contractor that you found be any means. Check for State Contractors License number, check business license, insurance, past customers, see past projects, etc. Be very thorough in checking the contractor, just because he is on the internet – do not assume anything. The Contractors Board here in California has a checklist for consumers dealing with contractors, your state may offer a similar checklist.

This may come as a surprise to some people, but contractors do use the phone. Maybe not as often as he should but the phone is a very imortant tool for the successful general contractor. I have a Blackberry that I heard could do many things. I need a phone to make calls to customers and suppliers. However, the use of the phone has grown in importance, it actually means better use of my time and resourses in my business.
General contractors can benefit from the technology of the phone in many ways, here is one example. I can receive a text or E-mail from a customer to bid on a job. Somethings the job is far away, getting there is not always convenient and timely. I can text back and request that the customer send me a picture (as a text attachment or as an e-mail) and I can see the repair or problem right now. I have given many bids and proposals without even going to the job site. This saves me and the customer time and money.
Finding a qualified contractor is for your project is very important. If you can find one that can make use of the technology that is available, that’s even better. This is definitely a topic that I will be blogging about in the future. Feedback on how contractors and service companies can better use this technology would be greatly appreciated.
A number of general contractors have been doing a lot of dry rot repairs lately. Over time, wood products need to be replaced. Water damages wood siding and trim, and if untreated, the problem gets worse. Wet and dry rot happens in areas where the wood is unprotected. Unpainted, unsealed, and improper flashing are some of the culprits that leads to dry rot.
In an apartment community this can be a very large project if the maintenance of the siding and trim has been neglected for years. We have been removing wood siding and trim at an apartment community in Sacramento for several weeks. Tromler Construction, a general contractor in Placerville, prefers using the cemenious siding products that is available today. This siding is sold by companies like Hardi Plank and Certain Teed.
These cementious products are very hard and must be cut with a special blade – it is made with cement! This also means that the product is brittle. If something were to put pressure on the siding, it will crack. The good news is the fact that the product will not rot. There is no wood in this siding, so it will not be damaged by water or soil.
