Cracked Drainage Pipe Repair In Placerville

 

As a General Contractor, I am called to look at all sorts of repairs and improvements to properties. Dry Rot and Water Damage Repair is my job of choice, not because it is glamorous and sexy, but rather because its messy and disgusting. High on the list of messy and disgusting repairs usually involves the drainage pipes. If one of these cracks, you have a situation. Anything that you wash, rinse, soak, flush, or dispose down a drain flows through the drain pipes. Obviously, you don’t want this kind of leak for very long. But why do pipes crack?

Drainage Pipes installed in the last several decades have been primarily ABS pipe. This black plastic pipe is used in most residential construction today.

Drainage pipes break or leak for a number of reason. Here are a few…

1.  Nail and screw holes. I’ve see several cases where people have used a long nail to hang a picture and the nail hit and punctured the drain pipe.

2. Pipes that have been hit with great force. Know anyone who drove to far into the garage and hit the wall? In many homes, that wall is the laundry room with drain pipes within the wall.

3. Poor installation. The pipes were not glued correctly when originally installed. Sometimes the pipes were never glued at all!

4. Drainage Pipes that are bent to fit. These plastic pipes have some flexiblity. Pipes that maintain constant pressure will eventually crack under the stress.

5. Manufacturers defects. There has been cases were manufacturers have produced defective pipes and or glue. If you have several areas on your property with breakage and cracking, you may want to check into this possibility.

These are just 5 examples of how drainage pipes can leak or crack. The important thing is to identify that you have a leak and get it corrected as soon as possible.

Cloudy, foggy, moisture in dual pane windows

You have probably seen this happen in dual pane windows. You may not even think it is a problem, except the window looks a little cloudy and hard to see through. It usually starts by looking like a dusty window that need to be cleaned. Over time, the window gets more and more foggy and harder to see outside clearly. Then one day you notice that the glass actually looks wet – it may even have droplets running down between the two panes of glass in the dual pane window.

We see it here in Placerville, down in Sacramento, and just about anywhere that there are dual pane windows installed. It actually is moisture that has accumulated inside the window. How does the water get inside the window? Glad you asked. As the window gets older the gasket can fail, allowing moisture to get inside. The windows now has lost its insulation value and condensation begins to form between the two pieces of glass.

There are several factors that can lead to the foggy, cloudy window gasket to fail. The primary reason is temperature changes, and that is usually a result of direct sunlight. Metal window frames can get extremely hot in the sun, then cool down at night. These temperature extremes causes cracks in the rubber window gaskets that hold the window in place.
Can the window panes be replaced without removing the entire window? Yes, and if the rest of the window is in good working order, this can be done at a reasonable cost. It’s a whole lot cheaper than replacing the entire window and frame and replaceing it with a new unit.

Chili Cook-Off in Cameron Park

 I was invited to attend a Chili Cook-Off at Cameron Oaks Apartments here in Cameron Park. Several residents brought their own special chili dishes, each one that I tried was very tasty. But this Chili Feast had more to offer than just good food. The management at Cameron Oaks went to great lengths for this event.

In addition to the chili, there was a costume contest for all ages. Customes were not required but many came and joined in the spirit of fun. There was a live band that played at the clubhouse for hours, many residents danced to the familiar tunes. And tons of prizes donated by businesses in the area. I think that nearly everyone who attended walked away with something that night.

This video was recorded that night if you would like to see that party for the residents there. Cameron Oaks puts together several events throughout the year for their residents, it looks like a great place to live. Here is that video.

Roofs, Gutters And Downspouts

With the first major rainfall in the Sacramento Region the past 48 hours, your roof, gutters and downspouts were probably given quite a test. Lots of water, leaves, branches, and some pretty strong winds throughout the area may have caused some problems for you. With the break in the weather, now would be the time to check around the property and correct some of these issues.

Roofing – Check for anyloose or missing roofing tiles, or shingles. The wind and falling debris may have knocked some roofing out of place. Are there any signs of moisture inside your property? This will need to be addressed right away. Fixing a roof leak is best when it is not raining. In checking for moisture, look at the walls and ceilings for both water discolorations. The strong winds may have forced water to the sides of the building as well, check windows and wall penetrations while you’re at it.

Local General ContractorGutters – A lot of leaves, dirt, twigs and stuff has fallen into the gutters since the last major rain. It doesn’t take much to block the gutters from flowing correctly. During the rains, was water cascading over the top of the gutters? If so, now would be a great time to get up there and scoop up the debris that has collected in the gutter.

Downspouts – The purpose of a downspout is to divert the water away from the property. This means that the water flows through the downspout and away from the foundation. Water from the gutter should not be running down the outside of the downspout. If it is, you have a clogged downspout or a bad connection to the gutter. When the water exits the downspout and floods the area at the foundation. You may need to add add an extension to the downspout or grade the soil so that the water flows away from the property.

Removing Hardwood Flooring

Tearing things apart at the beginning of a project kind of clears the slate for the home improvement project that is about to start. I like this part. Ripping into walls, floors and demolishing the outdated stuff has it’s own satisfaction within itself. This is usually the case. Some projects are just not fun to start. We are starting such a project, glued down hardwood floors. The idea of chiveling out wood for days is tidious work. The plywood subfloor can lose chunks, making for an uneven surface.

But it has to be done to get the new flooring in. Like many home improvement projects, if you want the results, you have to put in the effort. Even the scraping of glued wood on wood is worth the effort. So I will take the steps necessary for the home project to progress, however begrudgingly. Hour by hour until it is completed.

In the end, I will look back and say “I’m glad we decided to do this” and probably not even remember how difficult it seems right now.

Construction Projects Are Still Available

Building permits have been very limited in the Sacramento, El Dorado, and Placer Counties the last few years. Seems like the economy has gotten a hold of a lot of the local contractors. Judging by the shoppers in Home Depot, the plumbing supply house, and lumber yards; there hasn’t been a lot of activity. So I asked myself a simple question. What are the people, who are buying supplies, doing to get jobs that others aren’t doing?

I see general contractors, specialty trades contractors, handymen, maintenance workers and, of course, homeowners. These people are working. There phone rang with someone wanting them to perform services for money. Why did they get called and not the next guy? I have a couple of ideas.

Marketing is key!

If people do not know that you provide a service, they will not call. Sounds simple enough, so market your business! There are numberous local services search engines (most are free), find out some simple forms and start using them to get your services noticed. And that’s just the tip of the iceburg.

How about writing about your trade or expertise? Anyone can create a blog, write something about what you do and post it. Two of the larger free blog formats can be found at www.blogger.com and www.wordpress.com . It’s a great place to get started. Don’t like to write? How about video? Give it a try and see what happens. Video editing takes a little while to learn, but it gets easier all the time. You never know what will become of it. People call me from sources that I would have never guessed.

Marketing your business is very important, in good times and bad. Those that work at getting the results that they would like, have a much greater chance of producing the results. The important thing is to get started. Nothing happens by itself. Take a chance at doing something new.

“Trust Me, I’m a Contractor”

One of the biggest hurdles that general contractors have to get past is the trust factor. Are we who we say we are? Will we do what we say we will do? Can we produce what we say we can produce? As a contractor we expect a total stranger to call us, schedule to meet, enter their home or business, tear something apart, then rebuild it to look awesome. That’s asking a lot from someone we just met or talked to on the phone.

That’s what it is all about in the service business – trust. 

Today the property owner has ways of getting to know the contractor before ever meeting them face-to-face.

Thanks to social networks like Facebook, Linkedin, and Twitter, the general contractor can be “checked out” long before ever meeting him. Before the internet boom, you had a square box in the yellow pages, or a flyer shoved into your door as a first impression to the contractor. 

Today we can look at companies and people in a different way. We can see the contractors work, comments they have posted, who they associate with – and maybe that trust can be increased a little by getting to know them better.  And there is more that we can do.

In searching for the right contractor that you can trust you probably want someone near you. Wouldn’t it be great if there was a way that we could finding someone that we could trust nearby. There are ways to look up general contractors in your area. Here are a few popular sites.

Google , Yahoo, and Bing all have local search directories. Yelp is another. These local searches may help pinpoint contractors near you to help get started on your quest for the trusted contractor. Are there any other ways to finding a service business? Many more. How about the most trusted source of finding a contractor ever – Word-Of-Mouth.

That’s right, people are most comfortable getting a referral based on what their friends and family have experienced. Someone they know has already tried using the contractor and was happy with the results. Don’t have friends and family that have used a general contractor?

Maybe the contractor has a list of past customers for you to contact. Don’t be afraid to make contact with the past customers, it may help you build that trust. And in this business, trust is very important to both you and the general contractor.

Detecting Water Damage Early – A Contractor’s View

Water damage, dry rot, mold, and fungus are not the type of words most people talk about on a regular basis. Contractors, those who repair water damage material, talk about it plenty! I have had countless conversations with owners and managers about the cause, how to detect water damage, early signs of rot, and removal of damaged materials. And yes, what is it going to cost to get rid of it.

Nobody want to pay good money to do repairs on their home, but a good maintenance program will go a long way in saving you money in the long run. Often times the homeowner can do the work themselves, you’d be surprised how easy some of the things are to keep up on the property. What can I do to reduce the dry rot, fungus, and water damage type of problems? Glad you asked.

A good starting point to remember: Wood always loses to water and dirt. That’s why we paint, stain, treat, and clean our homes.  Let look at some examples. If you have a deck with planter boxes, make sure water and dirt aren’t building up around and under the boxes. That does not mean that if you spill some dirt and it rains, your deck boards will decay. Moist dirt sitting under the boxes over time will be a problem one day. Move the boxes occasionally, hose off the deck let things dry up for a little while. Pretty simple.

Keep an eye out for vegetation growing where it should not be growing. Grass or weeds growing out of the top of some trim boards in the back of the house is not normal. That probably means both water and dirt have gathered to germinate some seeds. This is not good. Clean it up with a brush, hose, and let it dry out. Sometimes you may see mushroom like growth on the wood siding, this is not normal, this would indicate a problem. Do not ignore the problem it will only get worse if nothing changes.

If these types of water and dirt issues are not addressed, the problem will grow into bigger problem and outside help may be necessary. Imagine what a deck post or some siding may look like if the irrigation sprinklers have been spraying on the wood for years, day after day. Or dirt has eroded down the side yard and onto the siding bottom. Sitting in the moist ground for a couple of years can cause the siding to decay.

This may sound a bit extreme, but we see it all the time. Sometimes it is a leaking window frame, or a clogged gutter spilling over the top, or paint pealing off on the sun side of the house. The beginning of water damage comes in all sorts of ways, but they do come. I believe that all homes have some sort of water damage – to some degree. Most homeowners just do not realize it yet. Checking for early signs, and potential problems is the answer.

If you discover that you do have a water damage, dry rot, fungus or some form decay that you have a concern with ask for help. Ask a friend or relative if they know something about your situation. If they can help that would be a good start. But do not be afraid to call someone who has done this before. A licensed contractor in your area will be more than willing to give you good advice. I’d call a couple of them. Talk to them get some knowledge about what is involved. If he’s there for a free estimate, do not burn up his day picking his brain. You may need his help with this situation, see if you are comfortable with what he has to say.
